In today’s competitive hospitality market, creating a unique, comfortable guest experience is essential. This is especially true in the luxury hotel sector, where guests rightly expect everything, right down to the room temperature, to be just right for them.
Eccleston Square Hotel is a luxury boutique hotel created in 2010 and situated in the heart of Belgravia, one of London’s most exclusive districts. Set on a residential square, the Georgian townhouses that make up the hotel were built c. 1835 and have been home to Sir Winston Churchill and a young (then-princess) Queen Victoria.
Despite the age of the building, the owners strive to use advanced technologies to improve their guests’ experience, with the hotel winning awards not only for the quality of their stay but also for their implementation of in-room technology.
Project Scope
Eccleston Square Hotel recently partnered with HSYCO and Leading Edge Automation to enhance guest satisfaction by ensuring optimal room temperature and ambience from the moment of check-in.
The hotel also aimed to boost energy efficiency by placing unbooked rooms in setback mode, thereby reducing HVAC system usage.
To achieve this, Eccleston Square Hotel integrated its online booking system, the Mews Property Management System (PMS), and HVAC systems via the HSYCO Gateway module. This seamless integration optimizes indoor air quality (IAQ) for guests and enables them to customize their room settings even before arriving at the hotel.
Leading Edge Automation discovered the HSYCO Gateway through the Mews Marketplace. The two companies collaborated remotely to configure and test the integration, ensuring a smooth implementation that met the hotel’s high standards for guest experience and operational efficiency.
System Architecture and HSYCO Gateway Setup
To achieve the seamless integration between the Mews PMS and Eccleston Square Hotel’s building management system (BMS), the HSYCO Gateway was installed on-premises at the hotel. The HSYCO Gateway acts as a bridge, enabling real-time communication between its PMS Cloud (owned by Mews) and the hotel’s BMS over BACnet IP.

Solution Design and Implementation
The project was built upon HSYCO’s cutting-edge integration capabilities, enabling seamless data exchange and control between the hotel’s PMS and the building’s BMS. The integration involved several key steps:
• System integration via the HSYCO BACnet interface: The HSYCO BACnet interface connected the hotel’s online booking system to the BMS, facilitating instantaneous data sharing. Upon room-booking confirmation, a signal is sent to the BMS through HSYCO’s interface, triggering the HVAC system to begin pre-conditioning the room to a comfortable 21.5°C (70.7°F). This ensures that rooms are optimally conditioned upon guest arrival, elevating the overall guest experience.
• Guest control and personalization: Upon guest check-in, the control shifts from the BMS to the in-room wall controller, allowing guests to adjust temperature settings to their preference. This personalized control lets guests customize their room environment within a comfortable range, providing a sense of control and enhancing the overall guest experience.
• Energy efficiency through setback mode: For rooms that are not booked, the BMS places them in an energy-saving setback mode. This mode keeps HVAC operation minimal, activating only when temperature thresholds are exceeded. By conserving energy in unused rooms, the system optimizes HVAC operations, leading to measurable energy savings without compromising comfort.
• Real-time IAQ management: With real-time data from the PMS, the BMS proactively adjusts HVAC systems to maintain optimal IAQ, contributing to guest health and comfort. Continuous IAQ management enables the system to adjust airflow based on occupancy and booking data, ensuring a fresh and comfortable environment at all times.
Conclusion
This collaboration between HSYCO, Leading Edge Automation, and Eccleston Square Hotel exemplifies the power of advanced BMS integrations in the hospitality sector.
By blending guest comfort with smart energy usage, this project showcases how modern automation can transform hotel management, improve sustainability, and create an enhanced, memorable guest experience.
